What Can Flex Cash Be Used For? 4 Smart Ways to Use It

November 4, 2026

What Is Flex Cash?

Flex Cash can be used for closing costs, a mortgage interest rate buydown, prepaid items like taxes and insurance, and Design Center upgrades — or any combination of them. It's an additional builder incentive that gives you a set dollar amount to put where it helps you most, instead of a one-size-fits-all discount.

Flex Cash is a dollar credit a home builder offers toward the purchase of a new home. Unlike a straight price cut, you decide how it's spent — on the loan, at the closing table, or on the home itself.

4 Ways to Use Flex Cash on Your New Reliant Home

1. Pay Closing Costs

Closing costs typically run 2% to 5% of the loan amount. Flex Cash can cover buyer-side costs such as:

  • Lender fees (origination, underwriting, appraisal)
  • Title insurance and attorney fees (Georgia and South Carolina are attorney-closing states)
  • Recording fees and other third-party charges

Best for: first-time buyers and anyone who wants to keep more savings in the bank after move-in.

2. Buy Down Your Mortgage Interest Rate

Flex Cash can pay for a rate buydown, which lowers your interest rate and your monthly payment. There are two main types:

  • Permanent buydown: you pay discount points up front to lower the rate for the life of the loan. Each point costs 1% of the loan amount.
  • Temporary buydown (like a 3-2-1 buydown): your rate is reduced for the first three years, then steps up to the note rate. It eases the first years in your new home.

Best for: buyers focused on their monthly payment or planning to stay in the home for many years.

3. Cover Prepaids and Escrow

At closing, you'll prepay some costs and fund your escrow account — homeowners insurance, property taxes and prepaid interest. Depending on the offer and loan program, Flex Cash can often go toward these, too.

Best for: buyers who want to bring the least possible cash to the closing table.

4. Personalize Your Home at the Reliant Design Center

Flex Cash may be applied to selections at our Design Center. You'll meet with our professional designer to choose upgraded options. Popular upgrades include:

  • Outdoor fireplace
  • Additional landscaping

Upgrades chosen during construction are generally easier and less disruptive than renovating later — and they're built into your home from day one.

Best for: buyers who want a more personalized feel without paying out of pocket for upgrades.

Flex Cash FAQs

Can Flex Cash be used for a down payment?

Generally, no. Mortgage rules require your down payment to come from your own funds or approved sources, not the seller. Flex Cash can still lower the cash you need by covering closing costs and prepaids.

Can I get Flex Cash as cash back at closing?

No. Flex Cash is applied toward eligible costs or upgrades on your home purchase and isn't paid out as cash.

Can I use Flex Cash on a Quick Move-In Home?

Yes, on eligible homes — typically toward closing costs or a rate buydown, since finishes are already selected. Check the current promotion on each Quick Move-In listing.
