Onsite Sales Representative
Job Responsibilities:
- Welcome and engage prospective buyers, providing them with information about the community, floor plans, pricing, and features.
- Guide buyers through the home purchasing process, from initial consultation to contract signing and closing.
- Maintain a deep understanding of current inventory, pricing, and market trends.
- Build and maintain strong relationships with clients, real estate agents, and lenders.
- Host open houses, model home tours, and community events to generate leads.
- Follow up with leads via phone, email, and in-person meetings to nurture sales opportunities.
- Collaborate with the construction and design teams to ensure a seamless home-buying experience.
- Stay informed about financing options and incentives to assist buyers effectively.
- Keep accurate records of sales activity and customer interactions in CRM software.
Qualifications:
- 2+ years of new home sales or real estate experience preferred.
- Active real estate license.
- Strong communication and interpersonal skills.
- Goal-oriented with a proven track record of sales success.
- Ability to work weekends and holidays as needed.
- Proficiency in CRM software and Microsoft Office Suite.

Project Coordinator
The Project Administrator/Coordinator is responsible for the project launch from development to construction. The candidate will collaborate intracompany with the Development, Construction, and Sales team by providing administrative support for the lifecycle of the project including but not limited to:
Job Responsibilities:
o Initial project set-up and update project information as needed in builder software
o Assist with septic application, building permit application, and follow-ups
o Engage in communication with surveying firm and municipalities
o Prepare project folders and head project kick-off meetings
o Administer development plats and files
o Record plats, deeds, etc. on GSCCCA website
o Update server files and create physical project folders
o Ability to research and conduct property searches
o Conduct research on zoning, codes, planning, development, and ordinances
o Performs other related duties as required
Qualifications:
• Minimum 3 years of construction experience in a project coordinator position or equivalent relevant experience required.
• Must have knowledge of residential construction drawings, plats, specifications, septic systems, and topography.
• Seeking a candidate with advanced proficiency in computer applications and software.
• Strong communication skills with the ability to effectively present project details and relay updates to management.
• Critical thinking, analytical, good judgement, with the ability to solve problems promptly and competently.
(South Carolina) Director of Land Acquisition and Development
The Director of Land Acquisition and Development, you will play a critical role in shaping the future communities of Reliant Homes. This position requires an entrepreneurial mindset, deep market knowledge, and the ability to manage complex development processes including rezoning, permitting, construction oversight, and final platting.
Job Responsibilities:
Land Acquisition
• Identify and evaluate land and lot acquisition opportunities aligned with company growth goals.
• Lead negotiations and secure contracts for targeted land acquisitions.
• Cultivate and manage relationships with landowners, brokers, and developers.
• Conduct financial feasibility analyses and development proformas.
• Prepare and submit Letters of Intent (LOIs), bond applications, and reimbursement requests.
• Coordinate with engineers, planners, architects, and contractors to assess and prepare potential development sites.
• Engage with local, county, and state authorities to obtain zoning, entitlements, and regulatory approvals.
• Monitor market trends and competitor activity to inform strategic land acquisition efforts.
Land Development
• Oversee all aspects of land development from pre-construction planning through project completion.
• Develop and manage annual budgets and schedules for land development activities.
• Lead contract negotiations and bid processes for development services.
• Conduct regular site visits to ensure work is progressing per schedule, budget, and quality standards.
• Review engineering drawings with a focus on cost efficiency and site optimization.
• Coordinate solutions to site-related challenges affecting construction.
• Ensure ongoing maintenance and compliance with community standards through project close-out.
• Serve as the primary liaison with municipal inspectors, utilities, and homeowners' associations.
Qualifications:
• Proven experience in land acquisition and residential development.
• Strong negotiation skills and financial acumen.
• Working knowledge of zoning, permitting, and civil site construction processes.
• Excellent communication and leadership abilities.
• Ability to manage multiple projects, deadlines, and stakeholders effectively.
• Strong network of industry contacts across the Upstate, SC region is preferred.
